Maintenance Apprentice - Crescent Cove / 474 Natoma

The Maintenance Apprentice is an essential member of the maintenance team, directly reporting to the Community Manager. This role demands a high level of professionalism, effective communication, and positive interactions with both residents and staff. A proactive approach is critical to preserving the property's appearance and ensuring its smooth operation. The successful candidate will be entrusted with various responsibilities, including performing minor repairs, efficiently managing time, and prioritizing tasks to maintain the property to the highest standards for the benefit of residents.

Responsibilities

Provides exceptional customer service with every interaction and delivers high-quality maintenance service; Complete assigned work orders from resident requests and preventative maintenance by diagnosing and making repairs in accordance with policies, safety standards, and code requirements; Completes the make-ready process to prepare vacant apartment homes for leasing, including pre-move-out inspections, punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work; Assists in maintaining grounds, common areas, and amenities, including trash pickup, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage; Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using materials and tools correctly; Assists in routine and periodic property inspections to identify safety and risk concerns; Manages access to maintenance materials, supplies, equipment, and tools by tracking inventory and notifying the maintenance supervisor of re-ordering needs; Reports mechanical or electrical equipment malfunctions, injuries, accidents, and safety issues promptly; Attends routine safety meetings and completes required OSHA and safety training; Conducts all business in accordance with company policies, Fair Housing, the Americans with Disabilities Act, and other applicable laws; May be required to report to work during inclement weather; May be required to travel to sister communities to provide maintenance support

Requirements

2+ years of grounds or porter experience; Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower); Ability to perform minor maintenance and repairs as needed; Detail-oriented and thorough; Strong time management and organizational skills to handle multiple tasks efficiently; Ability to work independently and as part of a team in a fast-paced environment; Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions; Good interpersonal skills with polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property; Must have basic knowledge of Fair Housing Laws and OSHA requirements; High School Diploma or equivalent
