Director Plant Operations

Responsibilities

Running the preventative maintenance program for residential areas, health center, common spaces, and building systems; Owning operating and capital budgets, including the annual plan, forecasting, cost control, and monthly reviews; Directing renovations and unit turns from start to finish, including scope, timeline, budget, and contractors; Selecting and managing vendors, collecting bids, and enforcing standards for safety, quality, and schedule; Keeping the community compliant, certified, and survey-ready under all applicable codes; Ensuring resident and apartment requests are handled promptly and courteously through TELS; Leading the team's safety, emergency preparedness, and required training; Building and mentoring the plant operations team; Participating in resident, quality, and safety conversations that affect the department

Requirements

Experience leading plant operations, facilities management, engineering, or maintenance within healthcare, senior living, hospitality, commercial real estate, or other complex multi-building environments; Experience leading facilities or plant operations, including supervising maintenance teams and managing outside vendors and contractors; Real technical range across building systems and trades, HVAC, plumbing, electrical, carpentry, life safety, plus solid construction and renovation project-management skills; A head for numbers, budgeting, capital planning, and disciplined cost control; A genuine, resident-first spirit and responsiveness; Valid driver's license and the ability to travel as needed

Nice to have

Experience in a Continuing Care Retirement Community (CCRC) or Skilled Nursing Facility (SNF); Knowledge of Life Safety Code and regulatory survey requirements
