TOPS - Regional Facilities Support Specialist - NorCal - West

This key role will be responsible providing maintenance support functions across multiple locations within a designated region. Maintenance support includes performing technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of assigned properties meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Travels between properties within a designated region to assist with make-readies, work orders, curb appeal, cap ex projects, etc.; Completes assigned work orders from resident service requests and preventative maintenance by diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements; Completes the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work; Follows procedures for accessing and returning materials, supplies, equipment, and tools, tracks inventory, and notifies the maintenance supervisor or community manager about re-ordering needs; Completes documentation and paperwork accurately and in a timely manner; Assists in maintaining grounds, common areas, and amenities, including trash pickup, pressure-washing, general cleaning, and painting curbs and signage; Supports cost-cutting and expense control by repairing rather than replacing parts when possible, avoiding waste, and using tools and equipment correctly; Complies with safety and risk-management policies, attends routine safety meetings, completes required OSHA and safety training, and reports accidents and incidents promptly; May periodically inspect work performed by contractors, vendors, and service providers to verify quality standards and specifications; Assists in routine and periodic property inspections to identify safety and risk concerns and communicate physical property needs to management; Travels as required for work assignments, training sessions, conferences, and business activities, including flights and overnight stays

Requirements

EPA certifications Type I and II or Universal for refrigerant recycling; All certifications as required by State and Local jurisdictions; Valid driver's license to operate a golf cart on property; Ability to have flexibility with working schedule based on business and deadline needs; Ability to work a schedule during normal work hours that may be other than Monday-Friday, 8-5; Consistent, regular and in person attendance during regular working hours at the workplace is required
