Preconstruction Manager

Responsibilities

Partner with project teams to plan and strategize during the preconstruction phase; Review drawings to identify potential constructability issues, value engineering opportunities, and accurate scopes of work, driving necessary corrections or changes; Lead subcontractor bid processes to ensure consistency in scope, project details, logistics, and timelines; Develop comprehensive project schedules that enable accurate estimating and procurement; Prepare and update project budgets throughout client acquisition and project initiation phases; Present proposals and budgets to clients in a professional and engaging manner, tailored to their preferences; Ensure project profitability, client satisfaction, and the engagement of high-quality subcontractors; Build and maintain strong relationships with subcontractors to ensure a client-first approach

Requirements

5–7 years of experience in construction estimating, ideally focused on commercial projects; Comprehensive understanding of local markets, subcontractors, and trade-specific requirements; Expertise in scoping, analyzing, and managing bids from all trades; Proven track record of coordinating subcontractor trades and delivering successful projects; In-depth knowledge of building codes, health & safety standards, and preconstruction methodologies; Proficiency in Microsoft Project and construction project management software (Vista preferred); Degree in Construction Management, Quantity Surveying or a related field (preferred)
