TOPS - Regional Facilities Support Specialist - SoCal - West

This key role will be responsible providing maintenance support functions across multiple locations within a designated region. Maintenance support includes performing technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of assigned properties meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Provide maintenance support functions across multiple locations within a designated region; Travel between properties within a designated region to assist with make-readies, work orders, curb appeal, cap ex projects, etc.; Complete assigned work orders from resident service requests and preventative maintenance by diagnosing and making repairs in accordance with policies, procedures, safety standards, and code requirements; Complete the make-ready process to prepare vacant apartment homes for leasing, including pre-move-out inspections, punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work; Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory used and returning unused items; Complete documentation and paperwork accurately and in a timely manner so service requests are documented and tracked; Assist in maintaining grounds, common areas, and amenities, including trash pickup, pressure-washing, general cleaning, and painting curbs and signage; Support cost-cutting and expense control by repairing rather than replacing parts when possible and avoiding waste; Comply with safety and risk-management policies, including routine safety meetings, OSHA and safety training, and prompt reporting of accidents and incidents; Periodically inspect work performed by contractors, vendors, and service providers to verify quality standards and specifications; Assist in routine and periodic property inspections to identify safety and risk concerns and communicate physical property needs to management

Requirements

EPA certifications Type I and II or Universal for refrigerant recycling; All certifications as required by State and Local jurisdictions; Valid driver's license to operate a golf cart on property; Ability to have flexibility with working schedule based on business and deadline needs; Ability to work a schedule during normal work hours that may be other than Monday-Friday, 8-5; Consistent, regular and in-person attendance during regular working hours at the workplace is required; Employees must be able to travel as necessary, including travel requiring flights and/or overnight stays
